Rental Process

How do I apply to rent a property?
Once you find a property you like, you’ll submit an application form along with any required documents (ID, proof of income, references). After application approval, you’ll be invited to pay the holding deposit to secure the property.

What happens after I pay the holding deposit?
Paying the holding deposit takes the property off the market. We then conduct reference and credit checks. If everything is approved, we’ll prepare the tenancy agreement for signing.
 
What is included in my rent?
Your rent covers the agreed-upon use of the property. Utilities, council tax, and other bills are usually the tenant’s responsibility unless otherwise specified in your tenancy agreement.

When is rent due and how do I pay?
Rent is due monthly in advance, usually on the 1st of each month. We set up a direct debit at the start of the tenancy to ensure timely payments. 
 
Maintenance & Repairs

How do I report maintenance issues?
You can report maintenance issues anytime through our tenant portal or by contacting our maintenance team directly. We encourage you to include photos or videos to help us understand the problem quickly.

How quickly will repairs be addressed?
We prioritize urgent repairs (e.g., no heating, water leaks) immediately, usually within 24 hours. Routine maintenance will be scheduled promptly and communicated with you.

Can I arrange my own repairs?
No, all repairs must be approved and coordinated through our management team to ensure safety, quality, and compliance.

Moving In & Out

What should I expect when moving in?
Before you move in, we conduct a detailed inventory and condition report, which you’ll review and sign. This protects your deposit. We’ll also provide keys and important contact information.
 
What is my responsibility when moving out?
You must return the property in the same condition as at move-in (fair wear and tear excepted). Ensure all rent is paid and keys are returned on or before the tenancy end date.

How is my deposit handled?
Your deposit is protected in a government-backed scheme. It will be returned within 10 days of tenancy end, minus any deductions for damages or unpaid rent.
 
Tenant Responsibilities & Support

What are my responsibilities as a tenant?
You must pay rent on time, keep the property clean and secure, report maintenance issues promptly, and respect neighbours and property rules.
 
Can I make alterations or decorate?
You must get written permission from your landlord before making any alterations or decorations.
 
Who do I contact if I have questions or need help?
Our dedicated tenant support team is available via the tenant portal, email, or phone during office hours to assist you with any questions or concerns.
